The Garwyn Oaks Housing Resource Center provides home ownership and housing rehabilitation counselling, technical assistance, workshops, and referral to home buyers

and existing homeowners.

 

Home Buyer Workshops:

We provide the following services and resources for Home buyers and Homeowners:

Please call to pre register for workshops.

 

Home Ownership Education:

Consists of Home buyer workshops and One on One Counselling.

Certificate given at completion of course.

 

Information & Technical Assistance:

Ad referrals for closing cost and mortgage loan programs.

The center is an approved counselling agency for the programs listed below:

 

Healthy Neighborhoods Initiative: www.healthyneighborhoods.org

Allows you to buy and/or renovate your home at below market interest rates!

Available in Garwyn Oaks, Howard Park and Hanlon Communities

 

American Dream Down Payment Initiative (ADDI):

Call Baltimore Housing for program status, 410- 396- 3124.

 

Federal Home Loan Bank of Atlanta First Time Home buyer Program:

Up to $10,000 grant through its member institutions.

 

Baltimore City Employee Home ownership Program:

$3000 grant ($3750 in Garwyn Oaks and Hanlon Communities)

available for Baltimore City Municipal Employees

 

CDA Mortgage Loan Programs:

The Center provides information on home buying and rehabilitation financing programs,

Homes For Sale in the Garwyn Oaks, Hanlon and Howard Park, Marketing Assistance to Real Estate Agents and other housing related issues.

 

 

 

The purpose of the Healthy Neighborhood Program is to aid and assist residents in helping them increase their

home values, market your community, create high standards for property improvements, and through programs

such as the Healthy Neighborhood Block Projects, to forging strong connections among your neighbors. Also to

improve and preserve the beauty and value of their homes and neighborhoods.

 

Healthy Neighborhoods also offers to residents innovative and below market financing for purchasing,

rehab and home improvement loans for your home as well as and professional contractor’s advice for home

rehabbing.

 

The Healthy Neighborhoods Loan Programs:

 

Healthy Neighborhoods has established a loan program to support the acquisition and/or rehabilitation of

owner occupied homes in the Garwyn Oaks, Hanlon and Howard Park. In order to encourage activity in these

communities, the Healthy Neighborhoods loan program has important incentives and innovations including a

discounted loan rate and the capacity to lend in excess of the after rehabilitation value of your home.

 

The Healthy Neighborhoods Loan Program offers three types of  loans to borrowers:

 

* A purchase/rehab loan available to people purchasing homes on target blocks

 

* A refinance/rehab loan for more substantial improvements which will require refinance of the      

existing first mortgage on the home available to homeowners on target blocks

 

* A home improvement loan of up to $40,000 available to homeowners in the Hanlon community.

HEALTHY NEIGHBORHOODS LOANS

Healthy Neighborhoods Loans give homeowners in the Garwyn Oaks and Hanlon communities

tools they need to purchase and/ or renovate their homes.

 

* Borrow up to 120% of the after- rehab value of the home

* 30 year fixed rate mortgage

* 1 point below Fannie Mae 60 day Rate

* No mortgage insurance

* Free Architectural advice
