Home Buying in Baltimore

• HOUSING COUNSELING 

We are a HUD-approved housing counseling agency providing housing counseling for people wishing to purchase a home in Baltimore City. Before you buy, learn about the steps of the home-buying process, the importance of credit, saving money and creating a budget, how to qualify for a mortgage, choosing a home, and what to expect during the closing process.

• IMPORTANT NOTICE

• In order to qualify for down payment and closing cost assistance programs, you must complete BOTH a homebuyer workshop (taken online or via video) and one-on-one counseling (held by phone or via video).


• HOMEBUYER WORKSHOP OPTIONS
If you need to take a homebuyer education workshop, you have two choices: ZOOM workshop held once monthly in an interactive format with live presenters, or our eHomeAmerica online workshop self-paced modules available 24/7 for a $25 fee. Either choice will satisfy the homebuyer education requirement for incentives and mortgage loans. Read about both below.


• ZOOM WORKSHOP 

**Our next Homebuyer Workshop will be held on Saturday, May 18, 9am-3pm.  Future sessions will be held on June 8, July 13, and August 10.
Free tickets can be reserved (note: registration is limited, and fills early). To successfully register, please follow these steps:
• Reserve a ticket on Eventbrite to take the Zoom workshop
• Submit the workshop registration form online, or download the paper version which can be faxed to 410-947-0087 or emailed to tmorris@go-northwesthrc.org.

YOU WILL BE REQUIRED TO FILL OUT AN INTAKE PACKET BEFORE THE START OF THE WORKSHOP. The intake packet must be received no later than Friday, 5 pm, April 13, in order to receive the Zoom link
 
YOU WILL RECEIVE YOUR ZOOM LINK THE DAY BEFORE THE WORKSHOP AS LONG AS WE HAVE RECEIVED THE COMPLETED INTAKE PACKET. YOU WILL NEED THE FORMS FILLED OUT IN ORDER TO PARTICIPATE IN THE WORKSHOP.

• ONLINE  WORKSHOP

• eHOME PROVIDES AN ONLINE HUD-APPROVED WORKSHOP. YOU CAN START THIS CLASS TODAY! • NEXT STEPS

After completing your Homebuyer Education workshop on eHome or Zoom, you will need to gather your financial documents (these are not the same documents you submitted for registration) and send them via email to our Homeownership Program Manager in order to set up a one-on-one appointment (held via phone or Zoom). Appointments will not be set without all documents being received beforehand. Please contact us if you have any difficulties submitting your documents.  Below is the list of documents you will need to schedule your appointment:

1. Income information spanning 60 days
2. Last three months of bank statements (checking and savings) ALL ACCOUNTS/ALL PAGES
3. W-2 Forms for last 2 years
4. Tax returns for the last 2 years
5. Proof of any additional income (SSI, disability, rent, child support, etc.)
6. OPTIONAL: If you are working with a lender then you can bring your pre-approval letter or Loan Estimate
7. Payment for Credit Report:  This is an essential document needed for One on One counseling even if you are already working with a lender.  If you have a credit report from a lender that is less than 30 days old, please send it along.  If you do not have a credit report from a lender- GO Northwest can obtain a soft pull report (does not count as an inquiry) for use in our appointment.  The Credit Report used in counseling must reflect all 3 scores and show account information.  Credit Karma and other free reports are not acceptable as they do not contain the information we require. Reports cost $25 for an individual and $45 for a joint report and the fee can be paid by clicking Buy Now below.  • Note: The credit report will be pulled the date of your One-on-One, not when you pay the fee.

• PLEASE NOTE THE FOLLOWING:
– To reduce processing time, send all of your documents together in one email or one fax.
– If you are dropping off your documents and no one answers the office door, please slide the documents under the door. A staff person will follow up with you within 24 hours.
– This is a hybrid office and we may not have staff available if you stop by unannounced. We want to be sure someone is on-site to help you – so before stopping by, please email tmorris@go-northwesthrc.org, or call us at 410-947-0084 x100 to notify us of your visit.
– We do not open paystubs, documents in envelopes, or mail. Please be sure your documents are in an orderly state when dropping them off.
– We charge for copies made in our office: 25c per page, up to $5.
– If you do not have the items stated above, you will not be seen for your counseling session and you will have to be rescheduled.
